Arizona Mechanics Lien Deadlines: The 20-Day Preliminary Notice and the 120-Day Recording Window
Arizona makes the Preliminary Twenty Day Notice the gateway to a mechanics lien — almost every claimant, including the general contractor, must serve it, and serving it late forfeits lien coverage on earlier work. The claim of lien must then be recorded within 120 days of completion, or 60 days after a notice of completion is recorded. And on an owner-occupied dwelling, a subcontractor with no contract with the owner has no lien at all.
