Indiana Mechanics Lien Deadlines: The 60- and 90-Day Split, the Personal-Residence Notice, and No-Lien Contracts
Indiana runs two different recording deadlines depending on the project — 60 days for work on a single- or double-family dwelling and 90 days for everything else — and a contractor who applies the wrong one files late. Indiana also requires a pre-lien notice on owner-occupied residential work and still recognizes recorded no-lien contracts that can wipe out subcontractor lien rights entirely. This guide walks the Indiana Code Title 32, Article 28, Chapter 3 timeline a contractor or sub actually has to run.
