Pennsylvania Mechanics Liens: The Formal Notice of Intent and Six-Month Claim Window
Pennsylvania's Mechanics Lien Law requires subcontractors to serve a formal Notice of Intent to Lien at least 30 days before filing, and all claimants must file their lien claim within six months of last furnishing. The statute differentiates sharply between contractors (no notice required) and subs (formal notice required), and missing the procedural steps ends the lien right entirely. Pennsylvania contractors and subs who don't know the specific PA procedure consistently lose lien rights they thought they had.
